David Hitt (“we,” “us,” or “our”) operates davidhitt.com. This policy explains what information we collect, how we use it, and the choices you have.

Information you give us directly. Your name, email address, phone number, and any details you include when you fill out a contact form, request a home valuation, save a property search, register for a seminar or event, or otherwise reach out to us.
Information collected automatically. When you visit the site we may collect your IP address, browser type, device type, pages viewed, time spent, and the site you came from. This is standard web server and analytics data.
Property search activity. If you create an account to save searches or favorite listings through our property search tools, we collect the searches you save, the properties you view or favorite, and the alert preferences you set.
Cookies and similar technologies. We use cookies to keep the site working, remember your preferences, and understand how the site is used. Most browsers let you refuse cookies or alert you when one is set. Some site features may not work properly if you disable them.
We do not sell your personal information.
When you provide your mobile phone number on our website — for example, when registering for a seminar or requesting information — and affirmatively opt in by checking the consent box, you agree to receive text messages from David Hitt.
These messages may include registration confirmations, event reminders, event access links, and follow-up related to the information or event you requested. Message frequency varies. Message and data rates may apply.

We do not sell, rent, share, or otherwise disclose mobile phone numbers or SMS consent to any third party or affiliate for their own marketing or promotional purposes. Property listings displayed on this site are provided through an Internet Data Exchange (IDX) program from the California Regional Multiple Listing Service (CRMLS). This data is provided for consumers’ personal, non-commercial use and may not be used for any purpose other than identifying prospective properties consumers may be interested in purchasing.
Listing data is deemed reliable but is not guaranteed accurate by the MLS or by us. Listings may be sold, withdrawn, or have changed in price or status since last update. Square footage, lot size, room counts, and school information are obtained from sources believed reliable and should be independently verified.
When you save a search, favorite a property, or create an account through our search tools, that information is processed by our IDX provider, iHomeFinder, and may be subject to their privacy practices in addition to ours. Search and account activity may also be reported to the MLS as required by our participation agreement.
We share information only as needed to run the business:
The SMS carve-out above is absolute: mobile numbers and SMS consent are never shared for third-party marketing, including with any of the categories listed here.
We use Google Analytics to understand how visitors use the site. These tools may set cookies and collect usage data governed by their own privacy policies.
If we run advertising on Meta or Google in the future, real estate ads are subject to Special Ad Category (Housing) rules, which limit targeting by design.

We keep information as long as needed for the purpose it was collected, and longer where real estate law, brokerage policy, or tax requirements demand it. Marketing contacts who opt out are retained on a suppression list so we do not contact them again.
This site is not directed to children under 16, and we do not knowingly collect their personal information.
We may update this policy. The effective date at the top will change when we do. Material changes will be noted on this page.
